Great location, just a short taxi ride away from the city center. The manager was very friendly and offered helpful suggestions for local venues and bus routes. The breakfast, although not self-service, was excellent with generous portions and delicious cooked-to-order options. Plus, the presence of a 24-hour caretaker made us feel secure during our stay.

Upon arrival, we had some difficulty reaching the owner as the contact number went unanswered. This caused frustration and a delay in our check-in.

The location of the hotel is excellent, with easy access to the city centre and close proximity to all the cool bars in the Leith area. the bus stop nearby makes it convenient to reach Edinburgh in under 15 minutes. the rooms and bathrooms are clean, with modern fixtures and comfortable bedding. the friendly staff provides good service and offers tips and advice for exploring the city. the cooked breakfast is delicious and filling. the hotel offers a convenient location and comfortable amenities.

Great location to spend Xmas holidays! the rooms were quite spacious and had all the basic amenities. We were offered complimentary breakfast and Wi, Fi which was a great bonus. the staff was very friendly and helpful with directions around the area. the hotel was situated in the heart of the city and close to all the major attractions.

there was a lack of cleanliness in the room and common areas which was disappointing.
